Custom rules let you add your own clauses—HOA bylaws, lease addenda, pool rules, or anything that is not covered by a standard module. Guests see each custom rule as its own step in the wizard, just like a module.
When to use custom rules vs modules
Start with built-in modules whenever they fit. They are faster to configure and designed for common STR scenarios (occupancy, quiet hours, pets, etc.).
Use custom rules when:
- Your HOA or city requires specific wording you must show verbatim
- You have one-off policies (e.g., a named beach access pass rule)
- You imported a PDF of house rules and want guests to acknowledge each section
Creating a custom rule (Write, Paste, Upload)
From a property, open Custom Rules in the subnav, then choose how to add content:
- Write a rule (
.../import-rules/write) — Type title and body directly in the editor. Best for a single new clause you already know. - Paste rules (
.../import-rules/paste) — Paste text from an email, Word doc, or website. CheckinRules uses AI to suggest separate rules you can review before adding. - Upload PDF (
.../import-rules/upload) — Upload an HOA packet or owner rules PDF. AI extracts candidate rules; large files may take a minute to process.
After extraction or writing, you land on a review screen. Accept the rules you want—they appear in the Custom Rules section on the Rules tab, where you add them to the active list and set wizard order.
AI extraction from PDFs and text
AI suggestions are a starting point, not legal advice. Read each proposed rule before applying. The review UI highlights warnings (ambiguous text, very long clauses) so you can fix issues before guests see them.
Watch out for:
Scanned PDFs or image-only documents may extract poorly. If results look wrong, try pasting the text manually or retyping critical clauses with Write a rule.
Editing and reordering rules
On the Rules tab, enable custom rules in the active list and drag them among modules. Edit text from Custom Rules or disable a rule without deleting it from your library.
The per-rule wizard step
Each active custom rule becomes one guest step at /v/.../custom-rule/[id]. Guests must acknowledge the text you configured. If you change a rule after verifications were sent, only new bookings get the updated text—the signed PDF for completed stays still reflects what they saw at signing time.
