Properties are the center of CheckinRules—each rental you manage gets its own rules, verifications, and settings. Everything is scoped to your organization, so teammates only see listings in your account.
Adding a property
From the dashboard, click Add property or go to New property. Enter at least a name; you can fill in address and timezone details on the next screen.
New properties automatically receive a starter template with three modules enabled: Occupancy, Smoke-Free, and Service Animal. You customize from there on the Rules tab.
Property details (name, address, timezone)
Open Settings for the property to edit the display name, street address, and timezone. The timezone drives how check-in dates and PDF timestamps appear to guests and in your records.
Watch out for:
If you have a property in an HOA building in Arizona but your business is based in New York, set the timezone to where the guest stays—not where you live.
Host info and contact preferences
Property settings also include how guests can reach you during the stay and your default notification channel for new verifications (SMS, email, or both). You can override the channel when creating a one-off verification.
Check-in date and pre-arrival message
When you create a verification, check-in and check-out dates are stored on the booking. After creation, CheckinRules can show you a pre-arrival message snippet you can paste into Airbnb, VRBO, or your PMS guest thread alongside the wizard link.
Module configuration per property
Each property has its own template on the Rules tab. Enable or disable modules, adjust module-specific settings (quiet hours times, parking limits, etc.), and save. Saving creates a history entry and updates what future guests will see.

Custom rules per property
Custom rules live on the same property—they are not shared automatically across listings. Use Custom Rules in the property subnav or the import flows under Custom rules to add HOA or lease clauses.
Multiple properties
Your plan limits how many active properties you can have (Free: 1, Starter: 3, Growth: 10, Pro: 30). Archived properties do not count toward the limit and are read-only.
Owners and admins can create shared templates to copy a saved configuration to several properties at once—useful when you run similar units in the same building. Apply from the Rules tab or Shared templates in Settings.
Watch out for:
Viewers on your team can see properties but cannot edit rules or create verifications. Give members the Member role if they should manage day-to-day operations.
